Everything in Refresh, plus full interior wall paint (one color, all rooms); trim and door touch-up; drywall up to 5 small/medium patches per unit; caulk tubs and sinks; adjust sticking doors; replace knobs and blinds; trash hauling (trash-out) up to one trailer load.

Price is for the whole unit, all rooms (living, dining, kitchen, bedrooms, bathrooms, hallways, closets). Labor and standard materials included. Starting price for a unit in normal condition. Your firm price comes after we walk and photograph the unit. Not normal wear? Heavy damage, pet damage, excessive trash, mold, or flooring beyond the package is quoted separately before work starts. Not included (separate quote): appliances, countertops, specialty items, plumbing, HVAC, electrical, lock rekeying. Every package includes a smoke-alarm test, before-and-after photos and one invoice per unit. Texas requires landlords to rekey between tenants; arrange with a licensed locksmith. Firm price within 1 to 2 days after a walk-through with photos. Landlords with 5+ units: 10% off packages.
